Imagine enjoying a luxury chalet nestled in a beautiful forest: It’s quiet and off the beaten path, yet only a few minutes away from the conveniences and amenities of town. If this sounds too good to be true, think again, because 42 Degrees North, a new development atop Poverty Hill in Ellicottville, promises all of this and more. Realtor Jennifer Courtney of Keller Williams’ Ellicottville Team said, “At 42 Degrees North, the motto is ‘seclusion without isolation’.” Lots in this unique development are selling quickly, but there are still opportunities for those interested in their own mountainside haven.
Located at the top of Poverty Hill across from the Trail Heights subdivision, 42 Degrees North is comprised of 24 lots that are planned and constructed in four phases, said Courtney. Phase one, which includes five lots, is sold out, and construction has already begun as the first modular home was constructed and set in June. There are two lots still available to purchase in Phase Two, and Courtney said lots in Phase Three most likely would be available in the spring, with lots in the final phase available sometime after that.
“The way it works is, when you purchase a lot, you’re actually purchasing a house,” Courtney explained. “The homes are all A-frame, and there are three different choices.”
The Ellicott is 2,420 square feet, five bedrooms and four bathrooms. The open-concept plan with cathedral ceilings allows for plenty of space and natural light.
The Ellicottville has a similar layout as the Ellicott but occupies 2,800 square feet as it includes an additional loft space finished as a master suite. This large chalet can have five or six bedrooms and is ideal for large groups or multiple families.
The Elk Creek is the largest model at over 3,400 square feet across three floors. This chalet has seven bedrooms and can comfortably sleep up to 14 people, which makes it great for large groups and has the potential for an excellent rental income.

42 Degrees North, led by president and developer Alex Porritt, is working with a Buffalo modular home company to construct the chalets, which are as durable and strong as they are elegant. Courtney explained, “The reason we can keep the cost so efficient and low is because these are modular, not manufactured. They’re built one at a time inside, and the nice thing about that is the elements don’t affect them. You don’t have to worry about rain, snow, cold, heat… anything! And they’re built just like stick frame - built solid. In fact, they’re stronger because they have to withstand being transported a couple of hours.”
The home arrives in four sections, and the roof is completed onsite. Site work, which involves clearing the land for the driveway and the house, putting in the driveway, and digging the foundation, is completed by Chad Lincoln and Paul Quiter. “It’s pretty impressive to see this put together,” said Courtney. “We’re extremely excited because the first one came together beautifully. It comes with a lot of the kitchen cabinets already in, the closets and the bathrooms are already in and done when it gets delivered.” Upon delivery, Brock Griffiths, the main finishing contractor, gets to work making the home move-in ready, while also coordinating the electrical and plumbing work and more.





















“There are plans to put in a community center with pickleball and a swimming pool that people who own in the community are able to join,” Courtney added. She noted that the HOA fee is going to be minimal, as it’s only to maintain the private road to the development. “The really nice thing is that you’re not allowed to clear within 25 feet of the property line on either side, so you’re guaranteed 50 feet of uncleared land between the houses. You have your privacy, but you’re not alone in the middle of the woods.”
